Which version of Adobe Acrobat Reader do I need?

You must have at least Adobe Acrobat 5.0 to open and print our pdf documents. We use this version because of the high level of security protection it provides for your appraisal reports.

 

What is your fee for an appraisal?

Every appraisal is a custom product created specifically for the property you requested. Each appraisal fee is determined based on property location and complexity. Our base fee is $400.

 

Are you certified?

Yes, all appraisers in our office are certified appraisers.

 

Do you do new construction appraisals?

Yes, we have 20 years experience in new construction appraisals and in their complexities.

 

What is your turn-around time?

Our typical turn-around time is 2 to 4 days starting from when we visit the property. Emergency turn-around can be requested and will be accomodated when possible.

Technology
 

Appraisal Software:

We use WinTotal as our core appraisal platform. We find that WinTotal integrates well with our digital color photographs, maps, and other information sources.

 

Appraisal Document:

Your appraisal can be emailed directly to the address you provide in PDF format. We use Adobe Acrobat and Adobe Distiller to edit, create, and secure the documents for you. 

 

Data Sources:

We use a number of electronic information sources, such as MLS (Multiple Listing Service). These sources assist us in our appraisal automation, data integrity, and aids in our performance to get the appraisal out to you fast!

 

Document Delivery and Security:

All of our documents can be delivered directly to you in electronic format. We manage our security with strict document control. We use Digital Signatures in WinTotal in order to ensure the authenticity and integrity of the appraisal. We restrict the PDF document to Print and Review functionality only, no other modifications are allowable. We also implement Adobe 128-bit encryption for document security. Mapping Software:

We use several different integrated applications and data sources to produce quality mapping products for our appraisals. These include FEMA Flood Zone Maps, Alquist-Priolo Hazard Maps as indicated in Barclays Locaid, Arcview GIS (Geographic Information System) and Microsoft Streets and Trips. All of these features are digital in format and we have automatically integrated them into the document workflow.
